Establishes a joint land use and transportation vision for one of Park City’s true locals’ neighborhood

MKSK developed a Small Area Plan for Bonanza Park and Snow Creek to address the planning needs and policy goals of residents, business owners, and stakeholders. The plan establishes a vision for future growth in Bonanza Park, a centrally located neighborhood of Park City, Utah. Considered by many as one of the last “locals’ neighborhood” in the otherwise resort and tourist destination, Bonanza Park is a lively community home to hundreds of Parkites, businesses, and institutions.

The Area Plan ran in tandem with a joint 5-Acre Site Feasibility Plan for a critical city-owned site located at the heart of the district. Sharing a robust engagement process that includes community meetings, online engagement, meetings with city leadership, and on-the-ground activities, the plan offers a transformational opportunity for the area’s future. The final plan, adopted unanimously by Park City Council following a unanimous positive recommendation by Planning Commission, identifies community priorities for a more walkable and vibrant community of locals, and ensures that these align with Park City’s citywide goals.

Following the plan’s adoption, Park City Council and City Staff have continued to make progress in implementing the plan’s key recommendations. This has included: drafting a new Mixed Use Zoning District for the neighborhood to catalyze walkable development; working with the local utilities provider to underground power lines in the Bonanza Park district; and issuing a Request for Proposals for the redevelopment of the city-owned site in the neighborhood. The latter has resulted in the City selecting a development partner for this key site and establishing a more concrete vision for its future redevelopment, following the plan’s key findings.
