Establishing a mixed-use research and innovation district within a historic campus
MKSK worked with the TSU Division of Research and Institutional Advancement in establishing a Conceptual Master Plan for the proposed development of a mixed-use Research and Innovation District along the west side of the historic campus. The plan seeks to establish TSU as a research and innovation anchor within both Greater Nashville and the region. MKSK’s scope of services included a thorough review of TSU’s current campus master plan and the engagement of TSU’s academic and institutional leadership team.
The review and engagement process contributed to the development of a Cumberland Shores Master Plan Feasibility Study that offers strategies for implementing a 70-acre innovation district accessible to both TSU affiliates as well as the surrounding community.
Preliminary studies and components of the plan included land use and building massing, site development, potential programming, local and regional connectivity, and cost estimation. The proposed district will expand and introduce opportunities for economic development and business incubation, innovation research and education, workforce housing, commercial activities, and greenway trails that connect to the regional network.
The District Master Plan has the following main objectives:
Examine and understand the existing physical conditions, limitations and opportunities at the Cumberland Shores.
Determine and refine key programming of the district uses that are most important to the university and the community.
Design a preferred physical master plan and strategic approach with design criteria to guide the development of the Cumberland Shores Innovation District.
Develop a set of next steps to assist the university in advancing this master plan toward successful future implementation.
